B. FHA Loan Origination Basics (Part 1) (CE #0188) - 4/8 Hours Credit

This course covers basic requirements for origination and processing of FHA loans, underwriting and credit guidelines, basic loan calculations, down payment and minimum investment requirements, calculating UFMIP and annual/monthly MIP, FHA allowable and non-allowable closing costs, FHA required forms and the secret to completing an accurate Mortgage Credit Analysis Worksheet, marketing ideas for FHA loans to maximize profits, current HUD compliance and regulatory issues. Learn how to move an FHA loan from a “Refer” to “Accept” utilizing automated underwriting…knowledge and techniques you need to know that work... and more. (PLEASE BRING A FINANCIAL CALCULATOR)

C. Latest Developments in State and Federal Mortgage Law - 4 Hours Credit

This course will address all of the new laws passed by the NC General Assembly and in Washington that will directly effect your business. Discussion will include interpretation and enforcement considerations relative to the “Residential Mortgage Fraud Act”; Identify Loan Originator on the Deed of Trust, and particularly HB 1817, “Protect Consumers - Rate Spread Home Loans”.

C2. Opening The Doors To Credit Scoring - 4 Hours Credit

The primary goal of this classis to help loan officers better understand credit scoring, to enable them to give their clients good advice on credit issues and help them qualify for better mortgage terms. How a credit score is derived, what impacts it and how to improve it, consumers’ rights and how to help them dispute errors, and how to protect clients from identity theft are addressed in this class. This class is also approved for South Carolina continuing ed credit. Include your SC license number if you wish to receive SC credit also.

E. Federal and State Advertising Guidelines (CE #0189) - 8:30am - 10:30am - 2 Hours Credit

All mortgage related advertising is highly regulated on both a federal and state level. This course will attempt to simplify the topic by combining the applicable rules and statutes with a plain English explanation of the more relevant sections. This course is intended as a guide to help you comply with applicable laws and meet or exceed minimum industry and legal standards and guidelines, while presenting your advertising in a professional and customer-friendly manner.

F. Non Traditional Mortgage Products (CE #0190) - 10:30am - 12:30pm - 2 Hours Credit

A realistic overview of the complexity and fragility of their place in the real estate market. The purpose of this class is to explain the nontraditional product issues facing a mortgage broker and prospective borrower.

5. High LTV Loans - 8:30am - 10:30am (2 Hours NON-CREDIT)

What can you do with that high loan to value loan in your pipeline? What programs are left? This workshop which will be led by brokers still successful in placing high loan to value loans will focus on high LTV products; what loan products are left and how to access the programs.

7. NC Compliance Workshop - 10:30am - 12:30am (2 Hours NON-CREDIT)

2007 saw a number of pieces of North Carolina state legislation enacted which will impact mortgage broker business. What exactly do these laws mean to you? What effects do they have? How do you recognize a “Rate Spread” home loan? What processes can you use to ensure compliance? All of these and other issues are openly examined along with tips for compliance.
